Income slightly over a line? Don't self-reject — programs count income by their own rules, and a counselor can sometimes structure legitimately. Let the program tell you no.
Every program is one of five shapes. Know the shape and you know what it really costs you.
- Grants. Money, gone from their books, yours. Sometimes with a short deed restriction (stay put a few years or repay a prorated slice). Real cost: usually zero if you stay.
- Forgivable seconds. A loan in name that becomes a grant on schedule — e.g., forgiven monthly after year 5, or 100% at year 15. Real cost: zero if you stay past the schedule; a payoff if you sell early.
- Deferred "silent" seconds. 0% interest, no monthly payment, repaid when you sell or refinance — and sometimes partly forgiven anyway. This is how a city lends you $80,000 without touching your monthly budget. Real cost: repayment someday, from sale proceeds.

Who's behind this
Why I won't promise you leads.
I'm Alexander Envactor, founder of REA MKTG.
My first work in this industry was lead generation for agents. It worked — I generated hundreds of leads on FB and IG at low cost — and clients got exactly what they paid for. But I knew why agents were really paying me: leads are a means to an end, and the end is closed deals. From what I could see, those leads weren't becoming closed deals — and I had taken responsibility for exactly that outcome: one I couldn't control and often couldn't even see. So I stopped selling, even though I had delivered everything I promised.
The lesson: an offer has to be exact — I have to know precisely what I'm responsible for, and be able to deliver all of it. Helpful REA is built on exactly that principle. This page states what you get: at least eight useful content pieces a month, plus related buyer/seller resources. Every part of that is within my control, so every part of it will be delivered. What I can't control — whether you use the materials, or how people respond — is stated just as plainly. That's why this page makes no promises about leads or closings.
The terms align our incentives: month-to-month, a refundable first month, no contract. I only keep your business by continuing to earn it — if a month isn't worth it, you don't pay for another one.
The math
What does $100 a month actually buy?
Consider the do-it-yourself cost first. Producing eight genuinely useful pieces a month means researching the programs, deadlines, and real buyer/seller questions behind them — then writing something your sphere would actually value. That takes hours every month that compete with clients and showings, and it takes a kind of content strategy most agents have never been shown. It's why most default to the status quo: just-listed posts, market updates, holiday graphics. Not because useful content isn't valuable — but because producing it costs time, and knowing what to produce is a discipline of its own.
As for the return: we don't guarantee leads, appointments, or closings — and we won't pretend to. But you know what a single transaction is worth in your market. No. Helpful REA is a membership. REA MKTG creates useful content and resources for members, but topics, formats, and included materials are selected at REA MKTG's discretion.
Do you guarantee leads?
No. The membership is designed to help you stay top-of-mind, provide value, and create better opportunities for meaningful conversations. It does not guarantee leads, appointments, or closings.
Do I own the content?
No. Membership includes a limited license to use delivered materials while active. REA MKTG / TEA Creators LLC retains ownership of the underlying IP.
Can I edit the materials?
Yes. Members may lightly adapt materials for voice, accuracy, local fit, or brokerage compliance.
Do I have to post everything?
No. Use what fits. But the membership only creates value if materials are actually posted, sent, shared, or otherwise used.
Is the content specific to my market?
